How to Run a Successful Property Management Business on the GoJust a few decades ago, property managers were bound by their wired computers, tied to their desk phones and trapped within the four walls of their brick and mortar offices. Any time spent in the field, though inevitable, was time that could have been better spent growing their business and furthering their success, but alas, such was the life back then.

Nowadays, with the boom in technological advancements, we are no longer confined to work in one place. Now, we can work from anywhere, making us infinitely more productive and exponentially more successful. We just have to make sure we have all of the means necessary to capitalize on this mobile work environment. Here’s how to effectively run your property management business on the go and still keep up with everything needed to keep your business on top.

Get the Right Tools

If you want to be able to work from home, or your car, or the coffee shop, or wherever, you have to have the right equipment to do so. There are dozens of mobile devices that can keep you connected whenever, wherever, and there’s no one-size-fits-all solution, but at the very least you should have a smartphone and either a tablet, like an iPad, or a small netbook. This will allow you to keep up with incoming and outgoing calls and handle any emails or data entry you need to do while you’re on the go so nothing slips through the cracks.

Make a list of all the things you’d like to be able to do while you’re working remotely and use that to determine which hardware devices would best suit your needs. Try to look for tools that are multi-functional, such as smartphones that allow you to call, text and access the web so you won’t have to juggle too many separate devices.

Utilize the Web

The only way you’ll be able to manage your business effectively on the go is if you use all of the resources available to keep you involved in the important day to day activities of running your organization. A web-based property management software program will allow you to access all of the work-related data you need from wherever you happen to be at any given moment. That way if you’re with a customer and you need to access rental payment information, the status of a maintenance request or details about your vacancies, you’ll be able to get it real-time, at the click of a button. Talk about customer satisfaction!

Having software like this also helps keep you in the loop with your employees. Information is accessed and updated instantly so everyone has the same data to work with, regardless of where they’re working from. Your business will be more streamlined and your team can be more efficient and productive without having to wait for access to whatever information they might need throughout the day.

Don’t Forget the Extras

Beyond the technological tools and resources you’ll need to remain successful on the go, you’ll also want to make sure you’ve got access to a number of other staples that you may need as you go about your daily travels. For instance, paper, pens, paper clips, folders and envelopes might all come in handy at some point so keep them organized in a nice box or bin in your car so you can grab what you need when the moment arises. Oh, and don’t forget to keep a stack of business cards at the ready. You never know who you’ll meet in your travels that may be in the market for one of your available properties.

Working from the road is something that can easily be done nowadays, giving you the freedom and flexibility to work from just about anywhere (who says you can’t be in 2 places at once???). By following these tips and making sure you always head out fully prepared, you’ll be a road warrior running a successful business on the go in no time!
